Do you need a Roof Repair or Roof Replacement: Which do I need?
How do you decide if you should consider fixing your roof or just entirely replacing it? Several aspects about your roofing materials and your specific situation will eventually help you decide, but we at Unifix Roofing Ltd have put together some of the useful questions that will help you make that decision.
Firstly, what is the age of your roof as compared to its expected lifespan?
The following is a quick guide to the popular roofing materials used;
- Natural Slate: These are found most often on churches and historical buildings. These type of roofing can easily last over 100 years or more.
- Synthetic Slate: Comparatively a newer material which gives the appearance of natural slate. It is a combination of plastic and rubber which should last more than 50 years.
- Asphalt Shingles: This is one of the most common material in residential roofing and they normally last around 20 years. This could be little less if you happen to live in a sunny, hot climate.
- Cedar Shingles or Shakes: These are beautiful but expensive, and have a limited lifespan of probably about 25 years. The cedar shingles can add substantial value to the right home.
- Synthetic Cedar Shingles: These create a faux look of its natural counterpart but with a much longer lifespan, of 50 year or even more can be expected.
- Metal: These kind of roofs are gaining in popularity nowadays, and these modern metal roofs are expected to last at least 50 years.

When to repair your roof:
- If this is the first time you are experiencing or even second time having a leak in your roof.
- If you start seeing water spots on ceiling tiles.
- After a rain, there is a leak which is limited to an easily identifiable area.

- Recent strong winds have caused minor damages (visual damages) to your roof.
- Your financial position need a repair over replacement.
When to replace your roof:
- If all the recent leaks are the latest of many recent leaks.
- If you are spotting water stains on ceiling tiles in many areas or rooms.
- If these leaks seem to be spread over a wide area.
- If you lose roofing materials or shingles after high winds.
- And if the shingles are having curling corners and do not seem to be lying flat.
- If roof materials seem to be cracked, chipped or have pieces broken off.
- If storm damage makes it possible for the cost of it to be covered by insurance.
- And finally if you would like to add curb appeal and more value to your home.
